Housing Trends for 2013

Change is constant, especially in today’s world where technology is changing faster than most of us can keep up with.  Today we will discuss some of the more popular trends within our homes and in the way we live.

We will hear more and more about smart homes, where through an I-Pad or I-Phone we can control the thermostat, lights, security and even our ovens. The majority of the advantages are related to energy conservation, home security and convenience.  There are dozens of different systems within your home that can be controlled by one device.  We will see more and more of this in new home construction moving forward.

Outdoor living and utilizing your outdoor space is a growing trend and desire. These spaces can have the look and feel of an indoor space with more functionality.  Utilizing nicer furniture, out door kitchens, TV’s and audio systems and screened porches, people are finding these areas to be a great place to entertain, eat and to relax after a days work.

 

As I mentioned outdoor kitchens are gaining popularity from as simple as a built in grill to a Kitchen with sinks, storage, pizza ovens refrigerators and counter space.  Many homes with outdoor kitchens also have gardens to compliment the outdoor living space and kitchens.  Fire pits and fireplaces are also gaining popularity in outdoor space.

Green and efficiency are both gaining popularity.  Several paint manufacturers have come out with zero VOC or odor free paints.  Hardwood floor manufacturers are using more and more renewable woods to replace carpeting or older flooring.  One that is gaining more popularity is bamboo as once it is cut it a very fast growing species of wood.  People are continuing to add extra insulation or even better spray foam insulation.  Replacing older air conditioners with a higher SEER (seasonal energy efficiency rating) and hot water heaters are both a good cost saving investment.  Homeowners are also capturing gray water to re use for irrigation and other outdoor uses.

Regardless of new trends some housing features remain a constant.  There is always a focus and importance of modern kitchens and updated baths.  Large ceramic tile is still popular as is crown molding and more extensive trim packages. Also do not forget storage, storage and more storage as many people are “smart sizing” and that extra space is needed now more than ever.
